Below are some friendly reminders that will help keep our estate at its best and bring our community closer. We wholeheartedly appreciate all the effort that is put in by all of our residents.

General.
. General reminder to refrain from dumping large, bulky items in the sheds. You can take these to Space Waye or arrange for the council to collect It.
. Composted leaves have been collected by the gardeners and are available for the residents to collect. Simply email us at cpmhounslow@gmail.com.
· Some areas of the estate that are looked after by the management of Churchill Park Estate, to keep costs down we have minimised access. Ie: The parks in Avondale, as these are large areas. It would be in our collective interests to concentrate on the play areas and flat gardens. However, this can be reviewed if residents wish to pay extra for maintenance.
· The bin sheds are for flat use only, should not be used by occupants in houses.
· There should be no smoking in communal areas as this is a criminal offence.
· Dumping furniture and large items in sheds is not permitted. You are advised to take it to your local tip or contact the council.
· It has been brought to attention that rubbish is being thrown out of the windows into gardens. The responsible residents can either pay extra for someone to come and clean the garden or make arrangements to clean independently as this will not be tolerated.
· No Ball games to be played in communal areas, ie: carparks and gardens. Any damages that occur to common areas, is a chargeable offence.
Flats
· In regards to windows, repairs for flat windows are the occupants responsibility as we are only responsible for common windows. If occupants wish to replace the windows, they can but would need permission and would have to be of the same style in accordance with FENSA Certificate.
· A gentle reminder that flat owners are responsible for fresh water pipe to their property as well as electric supply and plumbing.
· Flat owners/occupants should not use communal electricity. This will decrease the costs as it is more expensive.
· Please do not wedge fire doors open.
· Please close the windows in the hallway as when it rains, it can cause water damage.
· In addition, the flat's corridors and lobby should be kept clear to prevent any tripping and/or in case of a fire. Other than causing obstruction and causing danger, the fire brigade may spot check and fine.
· No individual satellite dishes should be installed to flats. You may have one communal dish, which you are required to pay for and for the maintenance.
Insurance
· There has been an increase in excess due to the number of claims for water escape.
· The increase in insurance is to £1500 as of 18/06/2021.
